Ceiling;

• Southwest corner; Major eff in cornice and very loose. Remove loose cornice area and rerun in-situ along the south wall extending 4 ft. and the west wall extending 4 ft.
• Southwest corner; this corner of the room has deflected approx. 5/8 inch down. The bottom of the wall has deflected the same amount. The joist under this wall, in the basement, has rotted.
• Approx. 12 sq. ft has fallen in the Southwest corner. Replaster over metal lath.
• One crack on East cornice and one crack on South cornice should be reinforced and repointed flush, open and infill other cracks in cornice.
• Reinforce centerpiece.
• Reinforce ceiling and skim.

North Wall;

• Right of door; reinforce and skim.
• Open cracks and infill flush.

East Wall;

• Open cracks and infill flush.

South Wall;

• Open cracks and infill flush.

West Wall;

• Right of door; reinforce and skim.

Dinning Room

Ceiling;

• Southeast corner; Approx. 31 sq. ft has fallen. Replaster over metal lath.
• Southeast cornice; reinforce and repoint flush. Brush infill eff damaged areas.
• Northwest corner; Approx. sq. ft has fallen. Replaster over metal lath.
• Northwest cornice; Cornice corona has fallen. Remove remaining cornice with major eff damage and rerun in-situ. Reinforce remaining cornice and repoint flush.
• Centerpiece has two interior leaves missing, recast and install.
• Cornice above fireplace needs to be reinforced.
• Repoint various cracks in cornice.

• North Wall;

• Field above fireplace; open cracks and infill flush.
